Perthshire chocolate box cottage with enormous potential goes on sale
The house is located in the model village of Fortingall near Loch Tay in rural Perthshire, eight miles from Aberfeldy. The attractive village, with its large hotel adjoining the churchyard, was built in 1890-91 by shipowner and MP, Sir Donald Currie, who bought the Glenlyon Estate - including the village - in 1885.
It was designed by the architect James M MacLaren and the homes here are increasingly appreciated as one of the most important examples of arts and crafts vernacular style in Scotland.

Hide AdKirkton is a traditional two-bedroom, two reception room, stone-built detached cottage. The front hall leads to a cosy sitting room, with wood burning stove, and a spacious family room with an oil heated Aga. The ground floor also hosts a generous galley kitchen and family bathroom.
The staircase leads to the first floor comprising two double bedrooms with spectacular views overlooking the famous Yew Tree, the oldest tree, and possibly the oldest living thing, in Europe.
Sitting centrally within its own immaculate garden grounds, Kirkton Farmhouse has beautifully tended borders, well maintained lawns and an array of colourful shrubs.
There is also a range of traditional outbuildings. The L-shape steading is the only steading building in the village which remains in its original state and retains many of the original features from when it was a working farm.
The original cattle courts with cobbled floors and stables also bring an immense amount of character to the property.
Iain Paterson, handling the sale for Galbraith in Perth, said: “Location, location, location springs to mind with this traditional cottage situated in a truly stunning rural setting within the historic village of Fortingall, Highland Perthshire, where peace and tranquillity are guaranteed.
“Given this cottage’s chocolate box charm, accommodation on offer and the added potential of developing the original outbuildings, subject to planning consent, we expect a good level of interest from lifestyle buyers, those keen on a slower pace of life, or those seeking a rural bolthole with the great outdoors on their doorstep.”
Nearby Aberfeldy, just 15 minutes’ drive away, offers a good range of amenities including a supermarket, primary and secondary schooling at Breadalbane Academy, local retailers and a variety of pubs and restaurants. The town also has a health centre and a lovely community cinema. Perth is the closest city and can be reached in about an hour by car.
Kirkton Farmhouse is being marketed for sale through Galbraith at offers over £340,000.
